The property currently comprises a warehouse unit of approximately 30,000 sq ft. Located in the Holbeck Urban Village, an area identified as a key regeneration opportunity by Leeds City Council. The site therefore offers significant redevelopment potential. The long leasehold interest was acquired by Oakapple in 2006 to exploit this opportunity. Trinity College Cambridge hold the freehold of the site and are Oakapple’s JV partner.
Planning has already been secured for approximately 100,000 sq ft of offices with basement car parking. The building will be completed to a BREEAM “Very Good” standard. The adjoining site houses “The Mint” office scheme. A start on building work will be timed to suit the Leeds Office Market.
